Who are the approved builders?

The approved builders for Little Creek Farms are: Carbine & Associates and Cadence Construction. Only builders included on the Little Creek Farms Approved Builders list are permitted to construct homes within the community.

What are the HOA fees?

The current HOA assessment is $680.55 per quarter. Quarterly assessments may be reviewed and adjusted in accordance with the HOA Bylaws. At the closing of a homesite, the following additional payments are due: $4,083.30 contribution to the HOA working capital fund & $150.00 HOA management company setup fee

What do the HOA fees cover?

HOA assessments help maintain the appearance and operation of the community, including: Lawn maintenance and seasonal landscaping at community entrances and common open spaces. Maintenance of the landscaped and illuminated Wilson Pike entrance. Water used for irrigation at the community entrances. Electricity for streetlights, entrance lighting, and landscape lighting within common areas. HOA management services responsible for the community’s day-to-day maintenance and operations. Additional community-related expenses as determined by the HOA Homeowners will be invited to HOA meetings and will have opportunities to participate in leadership positions within the association.

What is the Design Review Committee?

The Design Review Committee (DRC) is a group of building and design professionals established by the developer. The committee reviews homes proposed for Little Creek Farms to ensure they comply with the community’s covenants, restrictions, and overall design standards. The review considers items including: Architectural style, Exterior materials, Exterior colors, Architectural detailing, Site planning, Landscaping. The purpose of the DRC is to protect the architectural integrity and streetscape of Little Creek Farms while still allowing homeowners to create individualized custom homes.
